When it comes to buying and selling a home, the legal rigmarole that you have to go through is never easy. There are obviously going to be all kinds of different processes that you must endure if you want to buy or sell your home. Filing paperwork, finding a house, finding prospective buyers, and getting a mortgage are all activities that home buyers and sellers have to perform, and it can sometimes seem overwhelming. With all the rules and regulations, it can sometimes feel like you’re a fish out of water. That’s why it’s important to enlist the services of a professional REALTOR®® to ensure that you can find the most convenient way to buy or sell your home.

Of course, neither process is going to be very forgiving no matter whose help you enlist. Buying or selling a home can sometimes be an arduous journey for some. This is especially true if you’re trying to simultaneously sell your home and buy a new one. Finding the right balance between seller and buyer is difficult, but it almost requires a confluence of forces for you to settle everything on both ends of the spectrum. Trying to go at this alone is something that can prove to be tiring, frustrating, and altogether unnecessary.

A professional REALTOR®® can go a long way in determining just how fast you sell your house and get into your new one. Oftentimes when you’re in this position, you’ll feel like you are half in one house and half in the other. This is certainly a time spent in limbo and it can certainly feel like you’re being stretched too thin. Of course, this feeling still applies to anyone trying to buy their first home or sell for the first time. A dedicated REALTOR®® can ease these feelings as they guide you through the process skillfully.

Indeed, perhaps the greatest thing about a licensed REALTOR®®is that they have such an expansive knowledge of real estate. They understand the process of buying and selling home and they know exactly what you need to do in order to finalize your deal. There are just certain things that you won’t be able to figure out by doing independent research. A local REALTOR®® will have intrinsic knowledge not only of real estate as a generalized entity, but of the localized market where you’re trying to buy or sell your home. They will have a keen knowledge of each individual neighborhood and what that neighborhood could offer you and your family. These are often things that can’t be learned just by reading about it online or in a book. You have to have experience with an area to really understand its value.

You’ll also be comfortable in the fact that REALTOR®® are not just licensed agents or salespeople. The only way to call yourself a REALTOR®® is by belonging to Canadian Real Estate Association (CREA). There are certain things that a certified REALTOR®® provides that a regular uncertified agent will not, and it’s important to know the distinction for yourself. One big difference is that only REALTOR®® have access to the MLS® system; as a client buying or selling get access the system this is a huge advantage. Obviously, REALTOR®®make buying and selling a house much easier, but it goes a lot further than that.

For starters, a REALTOR® is expected to follow the REALTOR® code. This is essentially a set of ethical rules that ensure, among other things, that your REALTOR® will be as forthright as possible when engaging in these transactions. The code has been around in one form or another since 1913, and a specific set of rules was hammered out in 1959 for CREA agents. Although it has seen several changes throughout the years to accommodate new technologies and modes of work, the code’s core principles have remained the same. When you work with a REALTOR®, you can be sure that they will do everything in their power to uphold the code when helping you buy or sell a house.

Another thing that certified REALTOR®s bring to the table is a certain expertise about all things related to real estate. Going into the real estate market blind can leave certain people at a loss, and it’s valuable to have someone knowledgeable on your side even if it’s just for advice. REALTOR®s are well-equipped to provide you not only with the best service, but with the complete breadth of their knowledge on real estate topics. Everything from neighborhood qualities to reasonable pricing and everything in between will essentially be common knowledge to most REALTORS®.

In fact, the knowledge base of a certified REALTOR® is expanding constantly. With professional development tactics like courses and workshops, REALTORS® are routinely bringing in the most up-to-date facts and figures in the real estate market. You’ll also find that these exceptional workshops and courses are only open to CREA members. Few uncertified agents are going to be able to have access to or take the time with all of these great opportunities to learn more about their trade. But, when working with a REALTOR®, you won’t have to worry about a lack of professionalism or insider knowledge.

REALTOR®s are also ideal for finding houses or buyers for whatever you might need. For buyers, the ability to find listings in a particular location is of the utmost importance. If you’re looking to purchase a house in a neighborhood with good schools and a great environment, then a REALTOR® will have you covered. Every REALTOR® has access to the local Board’s MLS (Multiple Listing Service) System. They can pull up every listed house or condo in a hyper-localized area to help you get exactly what you’re looking for. For sellers, this tool is important because it lets REALTOR®s see the standard prices in your area. This is important for you when setting a price so that you know exactly what the nearby market is offering. You’ll also have access to other neighborhoods to see exactly what the standard prices are in surrounding areas.

When you’re at a point that you’re ready to make an offer or read through offers, your REALTOR® will certainly be able to help along the way. If you’re constructing an offer, your REALTOR® will be able to tell you the exact terms and conditions that you need to include. When considering offers, your REALTOR® will be able to advise you on the intricacies of each offer and help you decide which one is right for you. Trying to develop your own offer or wade through a pile of offers alone is certainly going to be a difficult time. With a REALTOR®, you know you’ll be getting expert advice on exactly what an offer should and should not say.

All in all, the importance of going with a REALTOR® cannot be understated. Many individuals have opted for a REALTOR® for a variety of different reasons. While the process of buying or selling a home is never going to be easy, a REALTOR® can certainly help ensure a smoother process.
